This policy explains what information jovanavargas.me collects, how it is used, and the choices you have. It applies to this website only, not to third-party application portals, which publish their own privacy policies.

What is collected

• Information you give me. When you submit the contact form, you provide your name, phone number, email address, and what you are looking for. Nothing else on this site collects personal information.
• Basic technical data. The hosting provider records standard server logs (IP address, browser type, pages requested) for security and reliability.

This site does not ask for your Social Security number, ITIN, date of birth, account numbers, or any other sensitive financial information. Never send those details by email or through a web form. If you are ready to apply, use the secure application portal linked from the site.

How it is used

• To respond to your enquiry and discuss financing options with you.
• To send follow-up communication about your enquiry. You may opt out at any time by replying STOP to a text, using the unsubscribe link in an email, or asking directly.

Your information is not sold or rented. It may be shared with service providers who help operate the site and manage enquiries (for example, form and CRM hosting), and with lenders or partners only where necessary to answer your request or process an application you have chosen to start.

Cookies and analytics

This site does not set advertising or tracking cookies. Fonts are loaded from Google Fonts, which receives your IP address as part of that request.

Your choices

Children

This site is not directed to children under 13 and does not knowingly collect their information.

• No guaranteed outcome. Loan approval, terms, rates, and closing timelines depend on underwriting, credit, income, assets, and the property. Nothing on this site guarantees any particular result.
• Accuracy. Program details change frequently. Reasonable effort is made to keep this site current, but no warranty is given that all content is complete or up to date. Confirm details directly before relying on them.
• Third-party links. Links to application portals, partner sites, and other resources are provided for convenience. Those sites are governed by their own terms and privacy policies.
• Testimonials. Client comments reflect individual experiences and are not a guarantee that anyone else will have the same experience or obtain the same terms.
• Intellectual property. Site copy, design, photography, and the Jovana Vargas Real Estate mark are the property of their respective owners and may not be reproduced without permission.

• Consumer residential mortgage origination is offered through Modern Home Mortgage, in Georgia and Texas.
• Business-purpose and investor financing (fix & flip, hard money, DSCR, new construction, BRRRR, transactional funding) is arranged nationwide where permitted, and is not available in every state or for every property type.
• Investor and business-purpose loans are arranged through Duke Allen & Co.

Disclosures

• Not a commitment to lend. All loans are subject to underwriting approval, credit review, income and asset verification, appraisal, title, and property eligibility. Terms and availability may change without notice.
• No rates advertised. This site does not advertise specific rates, points, fees, or annual percentage rates. Any figures discussed with you are estimates until you receive a formal Loan Estimate or term sheet.
• Business-purpose loans. Investor and business-purpose financing is not intended for personal, family, or household use, and is not subject to the same federal and state consumer protections that apply to owner-occupied residential mortgages. These loans typically close in an entity such as an LLC.
• Real estate investing carries risk. Property values, rents, renovation costs, and holding periods can move against you. Financing amplifies both gains and losses. Nothing on this site should be read as a promise of profit.
• Equal Housing Opportunity. We do business in accordance with the Federal Fair Housing Act and the Equal Credit Opportunity Act, and do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, marital status, age, receipt of public assistance, or the good-faith exercise of any right under the Consumer Credit Protection Act.
• Third-party programs. Program names such as FHA, VA, and USDA refer to government-backed loan programs. This site is not affiliated with, endorsed by, or acting on behalf of any government agency.
• Credit monitoring referral. The "Check My Credit" link points to SmartCredit, a paid third-party credit-monitoring service, using a referral code. Jovana may receive a referral fee if you enrol. Using SmartCredit is entirely optional and is not required to apply for, qualify for, or receive any loan. You can obtain a free copy of your credit report once a week from each nationwide credit bureau at annualcreditreport.com, the federally authorised source.
